Property Management Services
Investor's Realty offers a wide range of services to ensure the property owner experience is as satisfying and profitable as possible. Our management fees are usually 9% of the gross monthly income collected unless you need special services. No managment fee is collected when the property is vacant. Leasing fees are calculated separately from the monthly management fee.

No Upfront Fees - When we advertise your property for rent or sale, if you don't get paid - we don't get paid. It's that simple.
No Cancellation Penalties - We are so confident of the quality of our property management services, our contract with you will contain no cancellation penalties, Don't be trapped by a contract. Should your situation change and you no longer need our services, we will cheerfully close out your account with no penalty.
Thorough Screening of Tenants - We will run complete credit, criminal and eviction background reports on every prospective tenant. We wil call verify their employment and past landlord references. We will provide all this information to you - and YOU will decide if you want this tenant in your house.
Legal Expertise - Our on-staff real estate attorney means you have expert legal advise available to help you avoid legal liability and to guide you through the simpliest to the most complex and contentious legal issues. This service carries additional fees; but it is an invaluable resource when you need assistance.
Determine the Optimal Rent Amount - Our large rental inventory means we have our hands on the pulse of the rental market. We will discuss a range of rents with you and YOU will decide how much to rent to charge.
Coordinate Tenant Move-in - We will collect the first months rent and security deposit, provide keys, prepare all lease agreements, remove any question of move-in condition by taking numerous digital pictures and providing you and the tenant with copies.
Rent Collection - We aggressively collect rent. We personally call if rent is late and our legal expertise allows us to serve eviction notices if rent has not arrived by the fifth day of the month.
Monthly Statements - Provide you with monthly itemized statements showing rental income and expenses and a copy of all invoices for maintenance.
Comprehensive Property Maintenance Services - Our own experienced team of maintenance technicians and our extensive network of contractors and vendors means we can provide necessary repairs at the lowest possible cost to you.
Property Reconditioning - From painting and new carpets to complete renovation, We have the technical and managment expertise to revitalize any property.
